Pool maintenance for businesses
Nobody at your company wants to think about the pool. The point of this contract is that you do not have to.
How does a maintenance contract work for a business?
It works like any other facilities contract: a written scope, a single point of contact, a report per visit and a monthly invoice matching the proposal. In Lisbon and on the South Bank, ManutençãoPiscinas maintains pools at company headquarters, staff residences, event venues and serviced apartment buildings — weekly or fortnightly depending on use, with a written record of every visit and written notice of any anomaly before it becomes a shutdown. Contracts from €280/month with a weekly visit, VAT included. The first step is a technical visit to the installation, which sets the plan and the figure.

What a facilities buyer needs from a pool
Budget predictability. A pool treated call-by-call is a cost line that moves every month and is impossible to defend at a budget review. A contract with a fixed monthly figure and a written scope is a line you approve once and never see again — and that is what the buyer wants.
A contact, not a supplier. What consumes time in a facilities team is not cost, it is management: chasing a report, explaining the same problem twice, finding out in July that something should have been done in March. We work with a single contact, a report that arrives without being asked for, and written notice before a shutdown rather than after.
No surprises. A pool that fails the night before an event is a problem that escalates immediately. Most of those failures give weeks of warning — and the value of the contract is precisely in seeing those signs and reporting them while they are still a part rather than a shutdown.
What your organisation needs, and what we do
The left-hand column is not a legal obligation: it is what makes this contract defensible internally.
| What your organisation needs | What we do |
|---|---|
| A predictable monthly cost | A fixed monthly figure with a written scope: chemicals, travel, testing and labour included |
| A single point of contact | One person accountable for your account, and the same technician wherever possible |
| Reporting without chasing | A written report per visit, sent automatically to the contact you nominate |
| Warning before a shutdown, not after | Written notice of any anomaly found, with its urgency and an estimate for the fix |
| Documentation for internal audit | A consolidated history of measurements and work done, exportable at any time |
| Clean invoicing | One monthly invoice per installation, so each cost centre carries its own spend |

Rhythm through the year
Frequency is set by how the pool is actually used, not by the calendar.
| Period | What happens |
|---|---|
| In-use season | Weekly visit with testing, correction and a report; fortnightly where use justifies it |
| Before an event | A preparation visit booked in advance, so the pool is immaculate on the day |
| Low-use season | Spaced visits with filtration and water held stable, never abandoned |
| Technical window | Replacements and heavy work planned outside use periods and notified in advance |
What ends up in your file
All of it written to be read by someone who was not there: an auditor, a director, a successor in the role.
- An installation data sheet: real volume, flow rate, type of treatment, equipment
- A written report per visit, with measurements, products and work done
- Written notice of anomalies, with urgency and an estimate
- A consolidated history, exportable for audit
- A written proposal with the scope in full, comparable against others
- One monthly invoice per installation
What it costs
Contracts from €280/month with a weekly visit, VAT included — the entry figure, for smaller pools. The real figure depends on volume, use and the agreed frequency, and we give it in writing once we have seen the installation. The proposal comes with the scope in full, what is included and what is not, in a format built to be compared with others and approved internally without a second conversation.

Pool maintenance for holiday rentals
The pool is the first thing a guest photographs and the first thing they complain about. We work it to the rhythm of your bookings.
Condominium pool maintenance
One pool, several families, and an administrator who has to justify every euro at the general meeting. We work for both sides of that conversation.
Hotel and resort pool maintenance
A hotel pool cannot close. Everything about the work is organised around that constraint.
Maintenance for public-access pools
A pool the public walks into, with a named operator answering for it. The difference is not the volume of water — it is traceability.
Pool maintenance for gyms and spas
A gym's problem is rarely the pool. It is the jacuzzi next to it — warm water, a lot of people, and pipework where the water stops.
Pool maintenance for campsites and rural tourism
Eight weeks running flat out and seven months closed. The problem with these pools is not high season — it is what happens between them.
Pool water records and testing
The part of the service nobody sees — until the day somebody asks for the file.
