Pool maintenance for gyms and spas

A gym's problem is rarely the pool. It is the jacuzzi next to it — warm water, a lot of people, and pipework where the water stops.

What changes on a gym or spa pool?

Temperature changes, and density changes. Warm water degrades disinfectant far faster than cold, and a hydromassage tank carries a bather load per litre that no pool comes close to. Add jet pipework where water stands between uses and you have the environment where warm-water problems appear. In Lisbon and on the South Bank, ManutençãoPiscinas runs these installations with daily testing in season, a specific protocol for hydromassage circuits, and a written record per visit. The specific obligations on your installation are set by the câmara municipal and the local health authority — confirm them in writing. It starts with a technical visit to your installation, which sets the plan and the figure.

Who this page is for

  • Gyms and health clubs with an indoor pool
  • Spas and wellness centres with warm-water tanks
  • Installations with a jacuzzi, steam room or hydromassage circuit
  • Hotels and lodgings with a standalone spa area
  • Indoor pools where ventilation matters as much as the water

Three things that make this installation different

Temperature. At 34 °C disinfectant is consumed at a rate that has nothing to do with a pool at 26 °C. A hydromassage tank can go from a correct reading to zero over one busy afternoon, and nothing in the look of the water gives it away — only the measurement does.

Density. A 50 m³ pool with ten people in it is comfortable. A 1.5 m³ jacuzzi with six people carries, per litre, a hundred times the organic load. That is why skin problems associated with warm water exist and their pool equivalents are rare.

The pipework. Jet circuits hold water between uses, and standing warm water in a pipe is the scenario that demands attention. Equipment that has stood unused for weeks does not get switched on without treating the pipework first — and that is a procedure, not a good intention.

What is asked of you, and what we do

The exact requirements depend on your municipality and the type of installation. The right-hand column is what we carry out and document under contract.

What is asked of the operatorWhat we do
More frequent control on warm-water tanksDaily testing in season, measured separately per tank
Control of combined chlorine in an enclosed spaceFree and total chlorine measured at every visit, so chloramines are quantified rather than guessed
Treatment of hydromassage circuitsA pipework disinfection protocol at a defined interval and before any restart after a shutdown
Documentary proof of treatmentA dated written record per tank, with measurements, doses and work done
A defined reaction when a value goes out of rangeA written procedure: who is told, within what time, and in which cases the tank closes
Adequate ventilation in an indoor poolWe flag in writing when the combined chlorine load points to a ventilation problem rather than a water one

Rhythm through the year

A gym has no low season: it has a full January and an empty August. Treatment follows attendance, not the calendar.

PeriodWhat happens
Peak attendanceDaily visit, testing per tank, immediate correction and a record per visit
Low attendanceReduced visits with filtration and disinfection maintained; a quiet tank is not an untreated tank
Equipment shutdownA documented shutdown procedure and pipework treatment before any reopening
Annual technical maintenancePumps, filters, exchangers and heating systems checked in the quietest window

What ends up in your file

A gym has members, and a member who falls ill asks questions. The record is what lets you answer with facts.

  • A dated written record per tank, one line per measurement
  • A report per visit with measurements, products and anomalies
  • A specific record of operations on the hydromassage circuits
  • Written notice the same day when there are grounds for closure
  • An entry report with the state of the installation at the start of the contract
  • A consolidated history, available at any time

What it costs

We publish no figure for this kind of installation. The price depends on the number of tanks, the volume of each, the temperature they run at and attendance — a 1.5 m³ jacuzzi can take more weekly work than a 60 m³ pool. The figures on our pricing page are residential and do not apply. We carry out a technical visit to the installation and provide a written proposal setting out the full scope.

Frequently asked questions

The questions operators ask us before signing. If yours is not here, call us.

Two reasons that compound: temperature degrades the disinfectant far faster, and bather load per litre is incomparably higher. A small warm tank with six people in it carries more organic load per litre than a whole pool on a normal afternoon.
Not without treating the pipework first. Standing warm water in jet pipework is exactly the scenario to avoid, and running the system in that state disperses whatever is in there into the air. We treat the circuits before any reopening, and it is recorded.
Almost always the opposite. The smell comes from chloramines, formed when disinfectant reacts with sweat and organic matter — it indicates high load and, frequently, insufficient free disinfectant. We measure free and total chlorine to quantify the gap; when it is large, the problem is load and ventilation, not excess product.
We do not do HVAC. What we do is measure combined chlorine and tell you in writing when the figure says the problem is in the air rather than the water — so the work happens where it fixes something, instead of more treatment that will not help.
Warm-water tanks daily in season — and more than once on the busiest days. The minimum frequency required of your installation is set by the câmara municipal and the local health authority; confirm it with them in writing.
Yes, and it is an arrangement that works: your team does the cleaning and the daily record, we do the control testing, the parameter adjustment, the circuits and the equipment. What we do not recommend is leaving the testing of a warm-water tank entirely to someone who does not do it every day.
